Preparation is most important in any type of painting job. On a exterior painting of your home or commercial property, before power washing. You need to remove dirt from the base of the property to (Below Grade).
Moisture will damage those areas if they are not sealed when painting. Also a higher grade painting material is recommended with a (Sheen) to prevent water vapor from escaping. My first choice is (Sherwin Williams Super Paint) in a satin finish. It's a 25 year paint when applied properly. First remove dirt at the base. Second, wash exterior with a mild bleech solution. Third, rinse it clean afterwards. Let sit for 24 hours and scrape any loose paint and sand it's smooth. Also be sure to remove loose caulking on all doors and windows. On wood, a coat of primer is needed and sealer on stucco or block walls, with two coats of a high quality paint.
Prior to Painting, all areas that are being worked should be cleared and floors covered. Base flooring is taped off with visqueen covered flooring. Old drop clothes are dirty and meant to be used to cover exterior WORK. They can be used to set a work station up to better protect flooring. Once floors have been covered and then you can start by checking walls for damage and filling nail holes and loose caulking at windows and door casings and base boards. All (PREP) should be complete prior to painting. Again, if you want a wall that is very washable, a sheen is needed and satin is recommended with a higher sheen on the trim. If you don't need to worry about cleaning walls for pets or children,there are high grade flat wall paints that have some cleaning ability. But not as good as a satin finish.
